Squamish's New Construction Real Estate Popping Up Left, Right & Center

Squamish is one of the Top 10 fastest growing communities in Canada and it’s not surprising.  Situated at the head of Howe Sound, Squamish is a 40 minute drive north of Vancouver and 35 minutes west of Whistler, North America's premier ski and four-seasons mountain resort.

Not only is its location stellar due to its proximity to these two B.C epicenters, Squamish itself is a magical meeting point of ocean, rivers, snowy peaks and rain forest. World-class ski-touring, mountain biking, fishing, hiking, climbing, trail running and wind sports is available on tap.

The average price of a detached home in Squamish sits around the $1M mark compared to Metro Vancouver's $1.5M and Whistler’s $1.7M. Average commercial lease rates in Squamish are $12 to $14 per square foot compared to $20 to $50 per square foot in Vancouver and it's also been ranked as the best place to invest in Canada (ranked in top 15 by Canadian Business and Profit, ranked in top 10 by Canadian Property Investor Magazine). Transportation infrastructure includes a deep sea port, extensive rail connections, local air transportation as well as close proximity to Vancouver’s international airport. Commercial buildings, residential subdivisions, complexes and homes along with new eats and drinks are literally popping up left, right and center.  

It’s no wonder people are moving to Squamish in droves and if you live in, travel through or visit Squamish, then you’ll know that the towns landscape is undergoing drastic change to cater for the influx of people. With a current population hovering around 20,000, it is predicted to increase by a third, to 30,000 by 2030.

Thinking about moving to Squamish or considering purchasing a property? Here’s an overview of what is happening in the new construction real estate market. These new home developments are a mix of high-rise and low-rise that are either planned, under construction or recently completed.


Cleveland Gardens

Cleveland Gardens is a boutique four story, 20 unit condo development currently under construction at 38261 Cleveland Avenue. Located in the heart of downtown, the development offers a collection of spacious one to three bedroom homes and being so central, enjoys the natural surroundings that Squamish has to offer while being easily connected to all the urban conveniences and amenities such as shops, restaurants, trails and ocean.

The contemporary residences are well-designed, feature european style kitchens with open living spaces, fireplaces and an outdoor space for every home - plus this stunning shared rooftop patio, perfect for a sunset BBQ. The development is scheduled for completion later this year and unit sizes range from 1125 to 1653 square feet.



The feature I really like about this complex is its size, only 20 units, giving it that smaller-scale, boutique feel in comparison to the other larger condo developments popping up in downtown.


Soleil at Coastal Village

Soleil at Coastal Village is a newly completed Squamish project that captures the essence of West Coast living.  The site itself borders the downtown core fronting the Squamish Estuary, a vast protected wetland with a mountain backdrop where the Squamish River flows into Howe Sound. Hence, their motto is that their ‘61 unit townhome site is situated where urban living and raw nature collide, creating the unique lifestyle that has given Squamish its name as one of the fastest growing communities in BC’.

Soleil at Coastal Village offers a variety of two and three bedroom townhome residences from 1,012 to 1,720 square feet. Whether a large, premium residence fronting the Squamish Estuary or a single level walkout, all homes are appointed with tastefully designed interior finishes such as quartz countertops, shaker cabinets, pot lighting and high ceilings.

The trail network bordering this complex is a huge plus in my view, particularly in light of the planned Newport Beach development which directly links to Soleil by a lovely path along the estuary.



The TaremHaus

The TarsemHaus, at 1009 Aspen Road, is the first multi-family "passive house" development in Squamish.  This is super cool as passive houses use up to 90 per cent less energy than a typical Canadian house (primarily by creating a tightly-sealed building envelope and focusing on insulation). To achieve these energy-saving goals, the builders will create well-insulated floors, walls and roofs, and triple-glazed windows to pull in and retain heat from the sun. The end result - each unit will consume 1/10 the energy of a normal house meaning hydro bills for a 1,500 SF unit will be about $20/month!



This collection of eight unique three and four bedroom townhomes has definitely been built to suit today’s outdoor adventurous families: single and double side by side garages, each equipped with private enclosed storage at the rear for adventure gear, an electric car charger and huge rooftop patios with views of Mount Garibaldi, Diamond Head, Tantalus and The Chief.

TarsemHaus is a short walk to bakeries, breweries, cafes, the climbing gym, the trampoline sports complex, fitness center, or a short bike to downtown Squamish, schools and library.


SEAandSKY

SEAandSKY is a new condo and townhouse development currently under construction at 1500 Highway 99. The development has a total of 986 units and this first phase is scheduled for completion in 2020.  The amenities are impressive and include a full-sized gymnasium with basketball courts, outdoor pool & hot tub. There will also be a professional rock climbing gym, an indoor/outdoor yoga & stretching zone, hosting spaces for parties & events, meeting rooms & breakout work spaces, fully loaded fitness and weight rooms, retail space, and social lounge with table games and cozy fireside seating.

The Lauren

The Lauren is a 6 story condo development currently in construction at 3 Avenue in downtown Squamish. Jumar

University Heights Phase II

Situated on one of the highest elevations in Squamish, University Heights offers panoramic mountain views next to Quest University within the Garibaldi Highlands community.  Phase II is a 86 unit new condo, townhouse and single family home development currently under construction at The Crescent. Ravenswood

Ravenswood is a new single family home development currently in construction at Falcon Crescent. Sales for available units start from the low $1,000,000's. Sizes range from 1854 to 2411 square feet.

The Main
